470 Acre Recreational Property Adjoining National Forest Location: This is a very unique property that is located on the western edge of the 1.8 million acre Ouachita National Forest Area in Southeastern Oklahoma - LeFlore County. Land Description: There are 470 acres (more or less) of land which is completely covered with a stand of mature timber that is native to Southeastern Oklahoma being primarily a diverse variety of oak trees with scattered patches of native shortleaf pine timber. The property has some nice level areas on the top side of the Winding Stair Mountain Range as well as some steeper ground on both the North and South facing sides of the mountain. Please refer to the topographical map below. There are several locations that would be ideal for construction of an off-grid home or weekend getaway cabin. If some timber clearing was done around these cabin build locations, there would be great views of the surrounding mountains and valleys. Internal Property Roads: At one time there were some internal logging roads that provided access to different parts of the property, but these roads have become overgrown over the years. It would be fairly easy to re-open the logging roads with a dozer. Currently the best way to view the property is to park on the East property boundary off US Hwy 271 and travel by foot. Mineral Interests: No mineral interest convey with the property sale. Surface & Surface Only. Surrounding Area Description: Much of the surrounded area to the East is the vast forested woodlands of the 1.8 million acre Ouachita National Forest Area. Most of the area to the West is privately owned timberlands with a few scattered farms and ranches. The area is sparsely settled with the majority of the land being wilderness type acreage that is heavily wooded. Agents Comments: This property has some unique features with its location and frontage to the Ouachita National Forest Area which provides many great recreational opportunities. Currently it is difficult to access the property but the new owners could spend a relatively small amount of money on improving the internal roads and create a lot of equity in a short amount of time. In southeastern Oklahoma, it is difficult to find large acreage tracts such as this with frontage to the National Forest.
